The next stop on our tour is The Gardens at Park Balboa in Van Nuys - where you'll get more bang for your buck in The Valley. The Gardens at Park Balboa is a low to mid-price range community north of the 101.

What we love about the Gardens at Park Balboa:
1. Family Owned: The Gardens at Park Balboa is a locally owned independent living, assisted living and memory care community. The proprietor's own loved ones have lived on-site. Being locally owned means that decision-making occurs at the property, not at a corporate headquarters in some remote locale. There is a sense of family within The Gardens at Park Balboa. In fact, residents tell us their siblings, cousins, etc. have moved-in because they've liked it so much.
2. Engaged Residents: You want Golden Girls? This is the closest we have found to a Golden Girls community in LA. The residents are happy, friendly and involved. At lunch and dinner, the dining room is full of chatter. People make new friends, a true gift at this stage of life.
3. Price: The Gardens at Park Balboa is not a fancy community. It's simple and clean, and to be honest, could use some TLC. The price reflects this. As far as low-price senior living communities go, this one in Van Nuys is the nicest we have found in the Los Angeles area. The resident base and community spirit make up for the deficit in aesthetics.
4. Care: Much of the staff has longevity. Some have been with The Gardens at Park Balboa for more than 20 years. Like the residents, the staff seems engaged, and happy to be there. This is not insignificant given the pressures on facility caregivers in the current decade.
