The San Fernando Valley (SFV) has an abundance of options for older adults looking for independent, assisted living or memory care. This blog post focuses on senior living options on the east side of the San Fernando Valley, basically using the 405 as the dividing line.
From Van Nuys to Burbank, there are a range of communities of varying sizes including many, many well-established board and care homes. Here is a list of notable senior living communities from local Los Angeles expert, Sarah Ordover, owner of Assisted Living Locators Los Angeles.
5450 Vesper Ave
Sherman Oaks, CA 91411
Sarah says: “Resort style living is on offer at The Village at Sherman Oaks, one of the Valley’s most upscale residences. What makes The Village at Sherman Oaks unique is the independent living wing where active residents who no longer want to bother with cooking and cleaning can enjoy chore-free days at an exercise class or in the on-site movie theatre.”
Cost of Living at The Village at Sherman Oaks
There are several pricing plans at The Village depending on whether you choose independent living, assisted living or memory care. The community also offers a range of apartment sizes from studios to two bedroom units. Independent living studios start at about $5400. Included in the base rent are meals, housekeeping, utilities, activities, transportation and outings, and 24 hour onsite wellness staff. Assisted living studio pricing includes all the above plus assistance with bathing, dressing, grooming and medication management. Assisted living starts at $6800. Care in addition to the basics is provided at an extra charge.
Amenities at The Village at Sherman Oaks
The Village is one of the few communities in Los Angeles that offers two bedroom apartments and a swimming pool. In addition, they have a great exercise room, lively outing schedule, gardening shed, and putting green. An all-day dining menu includes a large and interesting variety of healthy restaurant style dining options.
4610 Coldwater Canyon Ave
Studio City, CA 91604
Sarah says: “Ivy Park Senior Living has six properties in Los Angeles. Studio City is one of my favorites, offering assisted living, Alzheimer’s and memory care, and short-term respite stays. Very cheerful building and convenient location near the 101 make this a property worth consideration.”
Cost of Living at Ivy Park Studio City
Ivy Park Studio City offers companion apartments, studios and one bedrooms. Monthly rent starts at $3600 and includes all meals, utilities, housekeeping including linen service, personal laundry, activities, outings and 24 hour wellness monitoring. Care is provided based on an assessment of the resident’s needs at an additional charge.
Amenities at Ivy Park Studio City
Ivy Park Studio City is an airy, open community with lovely outdoor space and gracious common areas. Their activity program is dynamic and engaging. Because Ivy Park specializes in assisted living and Alzheimer’s and memory care, hands-on care is provided from the earliest stages of need through hospice and end of life.
Board and Care Homes – San Fernando Valley East
In California, board and care homes (B&C) operate in residential neighborhoods and generally have a limit of six residents. Because of the lower real estate prices, the San Fernando Valley is chock-a-block with B&C houses varying greatly in quality and care levels.
Board & care homes offer the same types of services as the larger communities, but service is provided in a small residential setting. The intimate setting afforded by board and care homes allows for closer oversight of residents and is accompanied by a higher staff to resident ratio. They share the same Residential Care Facilities for the Elderly (RCFE) license as the big buildings. Both are regulated and monitored by the California Department of Social Services.
Assisted Living Locators Los Angeles works with dozens of carefully vetted B&C homes. There are three in the SFV East area that we particularly like. Sweet Home Senior Living in Van Nuys is actually a group of four purpose-built houses surrounding a central courtyard. Each house can lodge up to six people, some in shared rooms, but we have found that most residents choose to live in private rooms, reducing the number of individuals per house. Since by law, each house must have at least one caregiver on staff 24 hours a day, the care staff to resident ratio is remarkably high. Semi and private rooms available starting at $3500/month including care.
Sherman Oaks Gardens in Sherman Oaks is another favorite of Assisted Living Locators. In operation since 2003, this B&C has a spotless Dept. of Social Services record. Owner Rita Sher provides calm and trust-worthy guidance to her families, many of whom are caring for a parent on hospice or with advanced dementia. All private rooms starting at $5,000/month includes all care.
Our final selection is Valley Village Senior Living in Valley Village. Purpose-built and just opened in 2020, this home is licensed for five non-ambulatory residents and one hospice resident. Shared and private rooms are available starting at $3500/month. This is owner Sargis Ayvazyan’s second board and care home. Families will benefit from Sargis’ in-depth knowledge of caring for people with dementia and other conditions that require a high degree of supervision.
